Freddie Mac put the 30-year fixed rate at 7.32% on October 22, 2026. That is a real cost. But the Cedar Falls market, for the three months ending August 31, 2026, barely blinked. The Real Estate Data Aggregator counted just 1.8 months of supply in ZIP 50613. That means the shelf stays thin, and priced-right homes do not sit long.

Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Cedar Falls felt that too. Still, the local numbers held up better than you might expect.

One honest note: new listings in 50613 fell 4.9% and homes for sale dropped 15.3% from a year ago. There are fewer choices for buyers. That is part of why priced-right homes move so fast.

For context on prices: the Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Cedar Falls at 9.3% ran well ahead of that national pace.

In short
  1. Freddie Mac's 7.32% rate is real, and it adds to monthly payments.
  2. But the Real Estate Data Aggregator shows Cedar Falls at 1.8 months of supply, 10 median days on market, and 59% of homes under contract in two weeks.
  3. Higher rates have not undone the tight conditions here.
  4. Pricing still matters.
  5. A home priced well can still find a buyer fast.
  6. One that is priced too high will sit, even in a tight market.

One last thing: these numbers cover full ZIP codes. One street can read very differently from the whole ZIP. A block with more inventory or a different price range will behave its own way. If you want to know what the numbers say about your specific address, send me a text.
