Cedar Falls inventory stayed tight while national listings grew

Here is the one fact that changes what a Cedar Falls homeowner should know: the Real Estate Data Aggregator counted only 100 homes for sale in ZIP 50613 in the three months ending August 31, 2026, down 15.3% from a year before. Fewer homes competing with yours is a real advantage when you list.

Nationally, the picture looks different. Realtor.com reported active listings topped 1.16 million homes in September 2026. Cedar Falls did not follow that trend. Supply here kept shrinking while it grew elsewhere.

That tight supply shows up in months of supply too. The Real Estate Data Aggregator measured 1.8 months of supply in 50613, down 0.4 months from a year before. A balanced market usually sits near six months. Cedar Falls is well below that.

Prices rose, and homes moved fast

The Real Estate Data Aggregator put the median sale price in 50613 at $312,000, up 9.3% from the same three months in 2025. That is a solid gain. The Federal Housing Finance Agency reported U.S. house prices rose just 2.4% over the same year. Cedar Falls outpaced the national number by a wide margin.

Speed held steady too. The Real Estate Data Aggregator found a median of 10 days on market in 50613, unchanged from a year ago. Not every home sold that fast, but the middle of the market did not slow down.

Nearly 6 in 10 homes went under contract within two weeks of listing. The Real Estate Data Aggregator put that share at 59% in 50613, up 11.4 points from a year before. That is a meaningful jump.

The Real Estate Data Aggregator also found that 44.8% of homes in 50613 sold above list price, up 2.5 points from a year ago. That is nearly half of all sales. Sellers who priced well did not have to give anything back.

How nearby Waterloo compared

The Waterloo ZIP codes tell a different story in places. The Real Estate Data Aggregator counted 101 homes for sale in 50701, up 16.1% from a year ago. Supply there grew while Cedar Falls supply shrank.

One thing buyers and sellers should know about rates

Rates are not helping buyers right now. Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. That adds cost to every purchase.

Realtor.com also reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. Cedar Falls did not see that same softness. The sale-to-list ratio here held at 99.8%, per the Real Estate Data Aggregator, though that was down 0.6 points from a year ago.

In short
  1. Cedar Falls kept supply tight while national inventory grew.
  2. The Real Estate Data Aggregator counted 100 homes for sale in 50613, down 15.3%, with 1.8 months of supply.
  3. Prices rose 9.3% to $312,000. Homes sold in a median of 10 days, and 44.8% sold above list.
  4. Rates are higher nationally, but local demand stayed firm.

One street can read very differently from the whole ZIP code. A home on one block may sit in a pocket with even less competition, or one with slightly more. The numbers above cover the whole area. Your specific address may tell a different story.
